
Brisbane continues to outperform nearly every major capital city, with the median house price soaring by $136,300 over the past year—three times faster than Melbourne’s growth.
The latest PropTrack Home Price Index confirms Brisbane remains one of Australia’s strongest markets, recording 13.68% growth, well ahead of Sydney (6.98%) and Melbourne (5.11%). Despite signs of cooling in some regions nationwide, Queensland’s momentum remains exceptional.
Queensland Markets Lead Australia’s Price Growth
Across the state, property values have surged:
- Brisbane dwellings: +$128,400
- Regional Queensland: +12.52% or +$94,300
Brisbane’s median house price now sits at $1.15 million in 2025, second only to Perth. Meanwhile, Brisbane units posted the largest annual increase in Australia, jumping $121,200 to $788,000—more than double Sydney’s growth.
According to REA Group Senior Economist Eleanor Creagh, Brisbane’s growth may be easing slightly, but it remains “one of the strongest performing markets in the country.” She notes growth is still happening “three times faster” than in Melbourne this month alone.

Five Queensland Regions Exceed 15% Annual Growth
Several Queensland SA4 regions are leading the nation:
- Townsville: 17.23% to $600,000
- Mackay–Isaac–Whitsunday: 16.81% to $601,000
- Ipswich: 16.79% to $835,000
- Toowoomba: 15.81% to $744,000
- Central Queensland: 15.66% to $577,000
These markets continue to benefit from lifestyle migration, constrained supply, and strengthening local economies.
Olympics-Driven Confidence Boost
Greater Brisbane and the Gold Coast are also gaining from forward-looking infrastructure tied to the 2032 Olympics, increased investor activity, and improved borrowing power as interest rates ease.
The Gold Coast remains one of the nation’s strongest housing markets, with annual growth still well above the national average—though momentum has moderated slightly from the rapid rises seen in 2023–2024.
