Half Duplex Investment: Why Investors Buy One Side

A half duplex is one side of a building that holds two homes. It sits on its own title, with its own front door and one tenant paying one rent. You own your half outright and someone else owns the other.

It is the quieter cousin of the dual occupancy, and it gets overlooked for a simple reason. Most investors hear “duplex” and picture two incomes. A half duplex gives you one.

This week we look at why that is often the better trade, and where a new one at Aitkenvale sits inside it.

Key takeaways

  • A half duplex is one side of a two-home building, on its own title. You can sell it, finance it and insure it on its own.
  • It costs roughly half what the whole duplex does, so the deposit and the stamp duty are about half as well.
  • A half duplex on its own title is ordinary residential lending, assessed like any other house.
  • When you sell, owner-occupiers and investors are both potential buyers. A whole duplex only sells to an investor.
  • The new half duplex at Aitkenvale, Townsville is $709,900, with an estimated $630 to $650 a week and an estimated 4.61% to 4.76% gross yield. It is full turnkey on a single contract, completing December 2026.
  • Townsville sat at 0.9% rental vacancy in the June 2026 quarter, according to the Real Estate Institute of Queensland.

What Is a Half Duplex, Exactly?

Two attached homes, one shared wall, two separate titles. You buy one of them.

Think of a townhouse with only one neighbour. Each side has its own entry, its own yard, its own driveway and its own power and water. Nothing runs through the middle except the wall. Your tenant never meets the other side unless they want to.

The important word is title. Because your half sits on its own title, you can sell it, finance it and insure it on its own. You are not buying a share of something. You are buying a house that happens to be joined to one other house.

How Is It Different From a Dual Occupancy?

The building can look identical from the street. What changes is how much of it you own.

The catch is the cost. A whole duplex is most of a million dollars before you start. A half is roughly half that, which is the difference between buying this year and buying in four years.

Why Buy One Side Instead of the Whole Duplex?

Three reasons, and they are all about the size of the buy-in.

The deposit is the first one. Half the price means half the deposit and half the stamp duty. For an investor with equity in one home and not much cash, that is often the whole question answered.

The second is lending. A half duplex sits on its own title as a single home, so it is ordinary residential lending. Buying it as an investment is a standard residential investment loan, assessed like any other house. The stock that gets complicated is the larger end, where several dwellings sit on one title or the property is a co-living or rooming setup, which can push you towards bigger deposits, shorter terms or commercial lending. A half duplex does not.

The third is the exit. When you sell a half duplex you are selling a home, so any owner-occupier is a potential buyer, alongside every investor. Sell a whole duplex and your buyer has to be an investor with most of a million dollars to spend, which rules out almost everybody who walks through an open home. The pool is much smaller, and that shows up in the price when you want out.

What Does a Half Duplex Rent For in Townsville?

More than most people expect, and it is worth knowing why before you bank on it.

A new two-bedroom half duplex at Aitkenvale is estimated at $630 to $650 a week. The suburb’s median house rent sits closer to $500, so that estimate asks for a real premium over the median.

There is a reason for the gap. The median is built mostly from older stock, a lot of it small units. This is a 135m² home nobody has lived in, with two bathrooms and air-conditioning in every room. It competes for a different tenant.

The number underneath that is the vacancy rate. According to the Real Estate Institute of Queensland, Townsville sat at 0.9% in the June 2026 quarter, and it tightened over those three months rather than easing. The REIQ calls a healthy market 2.6% to 3.5%. Townsville is nowhere near it.

That is the figure that matters more than any yield on a page. A good rent means nothing if the place sits empty for two months a year. In a market that tight, it does not.

When Does a Freestanding House Still Win?

It is worth saying plainly.

If you are buying for capital growth above all else, land matters, and a half duplex sits on less of it than a standalone house. Land is the part that appreciates. The building depreciates from the day it is finished.

You also have a neighbour attached to you, with a screen fence between the two yards. Most of the time that is a non-event, but you share a wall and usually a small body corporate for insurance and the common boundary. That is a modest yearly cost and one more party to deal with.

And there is only one tenancy. If your tenant leaves, the rent stops completely until the next one moves in. A dual occupancy softens that and a half duplex does not.

None of this makes it the wrong buy. It makes it a different buy, and the right question is which trade suits your position, not which product is better.

What Do Turnkey and Single Contract Mean?

They are the two phrases that decide how much work lands on you, and they get used loosely.

Single contract means you sign once, for the land and the completed home together. The alternative is a two-part contract, where you buy the land, settle on it, then sign a separate build contract. Two-part means you are paying land holding costs while the house goes up. One contract means you pay a deposit and then nothing more until it is finished.

Turnkey means you can put a tenant in it on handover day. A full turnkey home includes the driveway, the fencing, the letterbox, the clothesline, the floor coverings, the blinds and the landscaping. Those are the items builders leave out of a cheaper quote, and they are the ones that cost you six weeks and $30,000 after settlement if they are missing.

Read the inclusions list before you compare two prices. A cheaper home that is not turnkey is usually not cheaper.

Half Duplex, Aitkenvale, Townsville QLD
$709,900

A brand new two-bedroom half duplex in an established Townsville suburb, about 7.6 kilometres south-west of the CBD. Full turnkey on a single contract, with completion estimated for December 2026.

est. $630 to $650 per week, est. 4.61% to 4.76% gross yield, 135m² home, 2 bed, 2 bath, 1 living, 1 car.

  • Single contract, completing December 2026. You pay the deposit and nothing further until it is finished, so there are no land holding costs while it is built.
  • Full turnkey. Floor coverings, blinds, fencing, driveway and landscaping are in the price, so it is ready for a tenant at handover rather than six weeks after it.
  • On its own title, in ordinary residential lending territory. Your broker assesses it like any other house, which keeps the deposit and the loan term where you expect them.
  • Aitkenvale is an established suburb, not a new estate. Lavarack Barracks is five minutes away and holds close to 7,000 personnel, with the University Hospital and James Cook University a similar drive. Stockland Townsville is walking distance, and around 38% of the suburb rents. The tenant pool exists today rather than arriving with the next stage.

Half Duplex FAQs

Is a half duplex a good investment?

It can be, and it depends on what you want from it. A half duplex gets you a brand new home at roughly half the price of the whole building, on ordinary residential lending, with an exit open to owner-occupiers as well as investors. That combination suits an investor who wants to start now rather than save for another three years. If your priority is land content and capital growth above all else, a freestanding house on a larger block is the better fit.

Can you get a normal home loan on a half duplex?

Usually yes. A half duplex on its own title is a standard residential security, so most lenders treat it like any other house and standard deposit and loan terms apply, whether you live in it or hold it as an investment. The stock that gets complicated is larger multi-dwelling or co-living property, which can tip into tighter terms or commercial lending, and a half duplex does not. Lender policy does vary, so have your broker confirm it against the specific property before you commit.

What is the difference between a half duplex and a townhouse?

Mostly the number of neighbours and the body corporate. A half duplex is one of two attached homes, so you share one wall and typically a small body corporate covering insurance and the common boundary. A townhouse usually sits in a complex of many dwellings with a much larger body corporate, shared driveways and common facilities, which means higher ongoing fees and more decisions made by committee.

Do you have to pay body corporate fees on a half duplex?

Generally there is a small one, and it is much smaller than a townhouse or unit. With only two owners it usually covers building insurance and the shared boundary, and there are no lifts, pools, gardens or common driveways to fund. Ask for the figure in writing before you buy, because it is a real holding cost and it belongs in your numbers alongside rates, insurance and management.

How Positive Income Properties Helps

We work out what you can afford before we show you a property, not after. Then we find something that fits the goal, manage the build, and have a tenant lined up before you get the keys.

We do not have in-house brokers, conveyancers or insurers, and that is deliberate. In-house people do what the company that employs them wants. We point you at independent professionals and let them give you their own advice. You are welcome to use your own.

It costs $990 to start, and that is refundable if your broker declines your finance. The builders pay the rest.

If you would rather start with the plan than the property, that is the better order anyway. The first conversation is free.

If you would like to talk it through, book a call with a consultant.
